The motion passed unanimously. 5. REQUESTS FOR REZONING: A: LYLES & DOROTHY KEARNS, High Point, North Carolina, is requesting that 38 . 17 acres located on Mendenhall Road (just off of Prospect Street) , Trinity Township, be rezoned from Light Industrial/Residential Agricultural to Light Industrial. Zoning Map #6798 . It is the desire of the applicants to develop an industrial subdivision of 10 lots. Dorothy Kearns was late entering the meeting but arrived before discuss of her request was completed. Kearns stated that given the proximity she did not feel it would be feasible to develop the tract residential. Kearns stated their plans to build an industrial subdivision that would have a paved road and culdesac. William & Linda Rook, Cedar Post Road, Archdale, expressed their concerns of added traffic to an all ready over congested road. Aweilda Williams stated that this development could be the answer to this congested road system, because the NCDOT prioritized road improvements by need. Bill Dorsett described the area that backs up to this proposed site as very residential and stated his desires to see a possible buffer zone between this industrial and residential development. Jim Routh said that he did not feel industrial development in this area would be a problem but he did have some concerns of industrial development backing up to an already residential community. Routh stated that he would like to see, along with a buffer zone, limited access to Cedar Post Road. Routh explained that he did not feel the Board should allow industrial traffic on this residentially developed road. Aweilda Williams stated that this type of development would be in keeping with the Land Use Plan for this area. Jim Routh made the motion, seconded by Aweilda Williams , to recommend to the Commissioners that this request be APPROVED with the following restrictions: *50 ft. buffer adjoining residential zoned areas *no access on Cedar Post Road The motion passed unanimously. B: BEAUFORD GREENE, Asheboro, North Carolina, is requesting that . 91 acres located on Bus 220S (on right just before Kingdom Hall Church Road) , Richland Township, be rezoned from Residential Restricted to Highway Commercial. Zoning Map #7665 . It is the desire of the applicant to use the property for commercial development. Greene described the property with Highway Commercial Zoning on both sides . Greene stated that it was the desire of Pugh Funeral Home to purchase the property for servicing this community. Greene stated that the building would not be used for a full service business and would probably have less activity than the church that currently occupies the building. Charles Spivey, Hwy 220S, Seagrove, stated that the building is approximately 130 ft. from his property line. Spivey stated that he has lived here for 40 years and described this place as being the hardest place to get on Bus 220 between Asheboro and Seagrove. Lynden Craven stated that once Bypass 220 becomes a reality it will probably relieve traffic problems for this area. Lynden Craven made the motion, seconded by Jim Routh, to recommend to the Commissioners that this request be APPROVED as consistent with the Land Use Plan for this area.
