s .-V. RANDOLPH COUNTY ZONING BOARD OF ADJUSTMENT
April 6, 1993
1 . Chairman Phil Brower called to Order the Randolph
County Zoning Board of Adjustment.
2 . Members present (roll was called during Planning Board
meeting prior to this meeting) : Phil Brower, Chairman;
Aweilda Williams, Vice Chairman; Jim Routh; Lynden
Craven; Bill Dorsett.
3 . Aweilda Williams made the motion, seconded by Lynden
Craven, to approve the Minutes of the Randolph County
Zoning Board of Adjustment meeting on March 2 , 1993.
The motion passed.
4 . VARIANCE:
A: AUGUST POREMBA, Asheboro, North Carolina, is
requesting a Variance from the Zoning Ordinance to
allow a minimum side setback of 5 feet in lieu of
the required 10 feet. Location: . 70 acres, Hwy
705, Richland Township, Zoning Map #7684 , Zoning
District HC.
THIS REQUEST WAS WITHDRAW BY APPLICANT DURING THE
MEETING.
B: DONALD WOODELL, Climax, North Carolina, is
requesting a Variance to allow a mobile home to be
located in a RR Zoning District. Location:
Sylvan Oaks Drive, Providence Township, 2 . 42
acres , Zoning Map #7786 , Zoning District RR.
**Arguments for Granting Request
Vicki Woodell was present and explained to the
Board her need to locate a mobile home in behind
her residence for her mother. Woodell stated that
her parents have resided in a mobile home park and
now that her mother is widowed she is afraid to
stay in this park alone. Woodell said her mother
is 71 years old and she is the only child she can
depend on for placement. Woodell stated that she
would only need this Variance for the duration of
her mother ' s life and that at the time of her
death the mobile home will be removed.
Helen Small, adjoining resident, said that she had
no opposition to this request because the
Woodell ' s keep an immaculate home and they will
take good care of this mobile home. Small stated
that there are 4 mobile homes on this road
currently.
**Arguments Against Granting Request
Georgine Webster, neighboring resident, stated
that she came opposed not knowing the
circumstances . Webster stated that she does
sympathize with the Woodells ' but she is concerned
it could effect her property values . Webster
stated that she would be less opposed if the Board
would place a restriction that would require the
Woodells ' to remove the mobile home once it was
not needed by her mother.
**Board Discussion: Conclusions based on Findings
of Fact
1 . The Board found that a hardship was not a
result of the applicant' s own doing.
2 . The Board found that this variance would not
violate the intent of the County Ordinance.
3 . The Board that the use will not substantially
injure the value of adjoining or abutting
property.
**Order of the Board of Adjustment
Lynden Craven made the motion to approve this
request for a Variance based on the Board' s
Findings of Fact. Bill Dorsett seconded the
motion and the motion passed unanimously.
C: BERTHA TEAGUE, Climax, North Carolina, is
requesting a Variance from the Zoning Ordinance
of lot size. Location: off of Jess Hackett Road,
7 . 17 acres, Zoning Map #7796, Zoning District RA.
**Arguments for Granting Request
Teague was present and explained that she has
lived on this family owned farm for more than 50
years . Teague said that she wants to give her son
land to build on because he currently rents and
has a child with heart problems , Teague said she
just wants to help her son and his family out.
Teague said that she would have no problem giving
her son 5 acres but the FMHA loan that he has been
approved for will only allow him to have 1 acre.
**Arguments Against Granting Request
`-� There was no one present in opposition to this
request.
**Board Discussion: Conclusions based on Findings
of Fact
1 . The Board found that a hardship was not a
result of the applicant ' s own doing.
2 . The Board found that this variance would not

**Order of the Board of Adjustment
Jim Routh made the motion to approve this request
for a Variance based on the Board' s Findings of
Fact. Lynden Craven seconded this motion and the
motion passed unanimously.
5. Being no further business the meeting adjourned at 8 : 45
