RANDOLPH COUNTY ZONING BOARD OF ADJUSTMENT
September 13, 1994
1 . Chairman Jim Routh called to Order the Randolph County
Zoning Board of Adjustment.
2 . Roll call of members : Jim Routh, Chairman, present;
Aweilda Williams , Vice Chairman, absent; Tim Poole,
present; Lynden Craven, present; Charles Adams , absent;
Bill Dorsett, absent; Phil Brower, present; and Maxton
McDowell, Alternate, present.
3 . Swearing in of the Witnesses:
"Do you swear or affirm that the information you are
about to give is the truth, the whole truth, and
nothing but the truth, so help you God. "
Arron Robbins took the Oath.
4 . VARIANCE:
A: ARRON ROBBINS, Randleman, North Carolina, is
requesting a Variance to subdivide a 12 acre tract
�./ (without State Road Frontage) into 3 (1 . 5 acre)
lots & 1 (7 . 5 acre) tract in lieu of the required
minimum lot size of 5 acres (without State Road
Frontage) . Location: 4989 Irvan County Road,
Providence Township, Zoning Map #7776 , Zoning
District RA.
**Arguments for Granting the Request
Robbins explained his intentions to give property
to his children to give them a start. Robbins
said he owns a log home in back on 30 acres
adjoining this tract. Robbins said this property
has been in the family since the early 1900 ' s .
Robbins has constructed the road and has a
maintenance agreement (with all property owners)
to keep the road up. Robbins said if there are
perking problems he will increase the lot sizes .
**Arguments Against Granting the Request
There was no one present in opposition.
**Board Discussion: Conclusions Based on Findings
of Fact
1 . The Board found that a hardship was not a
result of the applicant ' s own doing.
2 . The Board found that this variance would not
violate the intent of the County Ordinance.
3 . The Board found that the use will not
substantially injure the value of adjoining
or abutting property.
**Order of the Board of Adjustment
Lynden Craven made the motion to approve this
request for a Variance. Tim Poole seconded the
motion and the motion passed with a 4 to 1 vote .
Phil Brower voted against the motion.
Jim Routh explained to Robbins that the Board was
approving the Variance for the property to be
given to his children and not to be sold to
individual buyers.
5 . The meeting adjourned.
