Bill Dorsett, Chairman called to Order the Randolph County Zoning Board of Adjustment at 7 : 00 p.m. 2 . Roll Call of Board members: Bill Dorsett, Chairman, present; Phil Brower, Vice Chairman, present; Jim Routh, present; Charles Adams, present; Lynden Craven, present; Aweilda Williams, present; Doyle Stout, absent; Arlie Culp, Alternate, present, (substituting for regular member Doyle Stout) ; Maxton McDowell, Alternate, absent. 3 . VARIANCE: REVIEW OF CASE: LOUISE STANLEY, Sophia, North Carolina, is requesting a Variance of front and rear setback requirements to rebuild her residence at SR 1521 (Sawyer Road) , on . 6 acre, Back Creek Township, Zoning Map #7734 , Zoning District RA. Chairman Bill Dorsett asked that anyone desiring to give testamony in the matter of the Request for Variance please stand and be sworn in as required by N.C. regulations. Louise Stanley, Sophia, North Carolina, stood and was sworn in by Chairman Dorsett. **Arguments for Granting Request Louise Stanley was present and stated that her home had burned and in order for her to rebuild she would not be able to meet the required setbacks required by County Ordinance. Stanley stated that this had been her residence since 1968. Stanley stated that her and her husband had purchased the property across the street and built and new home (after this one burned) . Stanley said it was her plans to use this lot to build her daughter a house. Stanley told the Board the house size would be the same. Stanley stated that she would be able to meet a front setback of 15' and a rear setback of 10' in lieu of the required 35' and 30' setback requirements. **Arguments Against Granting Request RANDOLPH COUNTY ZONING BOARD OF ADJUSTMENT • May 5, 1992 Page 2 There was no one present in opposition to this request. **Board Discussion: Conclusions based on Findings of Fact 1. The Board found that a hardship did exist because Stanley would not be able to receive a reasonable return or use of her property. 2 . The Board found that the hardship was not a result of the applicant's own doing. 3 . The Board found that this variance would not violate the intent of the County Ordinance. **Order of Board of Adjustment Lynden Craven made the motion, seconded by Charles Adams, to APPROVE this request for a Variance based on the Board's Findings of Fact.
