RANDOLPH COUNTY ZONING BOARD OF ADJUSTMENT
August 4, 1992
1. Chairman Bill Dorsett called to Order the Randolph
County Zoning Board of Adjustment meeting at 7 : 00
p.m.
2 . Roll call of the Board members: Bill Dorsett,
Chairman, present; Phil Brower, Vice Chairman,
absent; Jim Routh, present; Lynden Craven,
present; Charles Adams, present; Aweilda
Williams, absent; Doyle Stout, present; Arlie
Culp, Alternate, absent; and Maxton McDowell,
Alternate, present (substituting for regular
member Phil Brower) .
4 . VARIANCE:
REVIEW OF CASE:
NANCY NICHOLS, Denton, North Carolina, is requesting
a Variance to allow a Class C Mobile Home to replace
a burnt mobile home in an E-1 zoning district in lieu
of a required Class A or Class B on her property of
1.89 acres located on SR 2834 (Old Cox Road) , Grant
Township, Zoning Map 7678 , Zoning District E-l.
Chairman Bill Dorsett asked that anyone desiring to
give testimony in the matter of the Request for
Variance please stand and be sworn in as required by
N.C. regulations. Nancy Nichols, Denton, North
Carolina, stood and was sworn in by Chairman Dorsett.
**Arguments for Granting Request
Nichols explained to the Board that this
property had contained a 1954 mobile home at
which her uncle, Paul Roberts, resided for 10
years. On May 30, 1992 , this mobile home burned.
Nichols presented the Board with pictures (of
the mobile home) and a bill of sale for a 1963
mobile home that she had purchased for Roberts to
live in (to replace the burned mobile home) .
Nichols stated that Roberts had been laid off
from his job, had no savings, and was unable to
purchase a residence on his own.

**Arguments Against Granting Request
THERE WAS NO ONE PRESENT IN OPPOSITION TO THIS
VARIANCE.
**Board Discussion: Conclusions based on Findings of
Fact
The Board found that Nichols had met the
following finds of fact required prior to
approval of a Variance:
1. The Board found that a hardship was not a
result of the applicant's own doing.
2 . The Board found that this variance would
not violate the intent of the County Ordinance.
3 . The Board found that the use will not
substantially injure the value of adjoining or
abutting property.
**Order of Board of Adjustment
Lynden Craven made the motion to approve this
request for a Variance based on the Board
Findings of Fact. Doyle Stout seconded this
motion and the motion passed unanimously.
5. The meeting adjourned at 7 : 10 p.m.
